We use low-pressure soft washing. A detergent does the work, then a gentle rinse carries it away. That's what makes it safe on vinyl, clapboard, cedar shingle and stucco, and it's why we can clean century-old Vermont farmhouses without stripping paint or forcing water behind the boards.

Black streaks running down the roof
Algae feeding on the limestone filler in asphalt shingles. It holds moisture against the deck and shortens shingle life.
Green or black film on the shaded walls
North-facing and tree-covered sides go first. If one elevation looks different from the others, that's growth.

Oxidation. Washing now removes the loose layer before it works into the surface for good.
Moss in the roof valleys
Wherever debris collects and stays damp. Moss holds water directly against the shingle seams.

Those Black Roof Streaks Are Alive
The dark stripes running down north-facing roofs are gloeocapsa magma, an algae that feeds on the limestone filler in asphalt shingles. Left alone it holds moisture against the roof deck and shortens the life of the shingle.
Pressure washing a roof would destroy it. We treat the growth chemically and rinse at low pressure, which kills it at the root without dislodging a single granule. The streaks go, and they stay gone far longer than a scrub would manage.
House Washing And Roof Cleaning Questions
Siding on all four elevations, soffits, fascia, the outside faces of the gutters, trim, porch ceilings, foundations and skirting. Roof, decks and outbuildings are quoted alongside it rather than assumed, so you can take the whole property or just the walls. Doing it in one visit costs less than booking the pieces separately.
Not the way we do it, because we don't put pressure on a roof at all. Pressure strips the granules off asphalt shingles, and those granules are what protects the mat underneath from UV. We treat the growth chemically, let it work, and rinse at low pressure so nothing is dislodged.
It depends on how much shade and tree cover the roof gets and which direction it faces. A north-facing roof under maples will re-colonize faster than an open south-facing one. Because we kill the growth at the root instead of scrubbing the surface, it stays clear substantially longer than a wash-off would. We'll give you a realistic figure for your roof when we look at it.
Plantings get soaked with clean water before we start and rinsed again afterwards, which dilutes anything that reaches them. Pets are better indoors while we work, the same as for any yard job. Your well isn't involved at all, because we carry our own water on the trailer.
