How To Tell Your Building Needs Attention

Commercial exteriors degrade on a schedule your customers notice before you do, because you walk past it every day.

  • The entry is darker than the parking lot

    Foot traffic grinds dirt into the concrete right where every customer stands. It's the first surface anyone judges.

  • Awnings streaked or spotted

    Fabric and metal awnings hold algae and roof runoff. They're also at eye level from the sidewalk.

  • A grease shadow spreading from the dumpster pad

    That's rendered fat working into the concrete. It attracts pests, it smells in July, and inspectors write it up.

  • Your building looks dated in your own photos

    Check your Google Business Profile images. If the building looks tired there, that's the version most customers see first.

  • A franchise, landlord or brand inspection is coming

    Exterior condition is on nearly every one of those checklists, and it's the easiest item to clear in advance.

  • Gum, stains or tagging near the door

    Small things, but they read as nobody's paying attention, which customers extend to everything else about the business.

Reach, Scheduling And Paperwork

Height isn't a problem. We work from lifts for multi-story facades and glass, and we're comfortable coordinating with your property manager or building owner on access, water and power.

We can quote one-off cleans or a recurring maintenance schedule: quarterly, twice a year, or seasonally before your busy period. Certificates of insurance and W-9s are available on request, and we invoice on your terms.

Commercial Exterior Cleaning Questions

  • Yes. We carry liability insurance and can send a certificate of insurance naming your company or your landlord as additional insured, plus a W-9, before the first visit. Most property managers ask for both, so it's easier if you tell us who to send them to when you book.

  • That's the normal arrangement for retail and hospitality. Early mornings before opening, evenings after close, or overnight. We bring our own water and generator, so we don't need the building unlocked and we're not running a hose across an entrance while customers are walking in.

  • We work from lifts for multi-story facades, upper glass and tall signage. For anything needing a boom or scissor lift on your site we'll agree the placement and any parking or access restrictions with you in advance, so nothing turns up as a surprise on the morning.

  • Not at the pressure those surfaces get. Vinyl and fabric awnings, channel letters, backlit signage and EIFS are all soft-washed, because pressure lifts seams and drives water behind the panel. Concrete, brick and block on the same building can take real pressure, and we change the method as we move across it.

  • We'll deal with whoever you point us at. In practice we bring our own water and generator, so what we usually need from a landlord or property manager is somewhere to park the trailer and confirmation of when we can be on site. If the lease puts exterior maintenance on them rather than you, we're happy to quote them directly.

  • Central Vermont, Woodstock through Montpelier: Barre, Berlin, Northfield, Waterbury, Waitsfield, Randolph, Bethel and White River Junction. For a multi-site portfolio we'll travel further than we would for a single storefront, so it's worth asking.
