Federal and Greek Revival houses around the Green, painted clapboard that has been maintained carefully for two centuries, brick with soft original mortar, and stone walls and terraces that are older than most of the state's housing. Almost none of it tolerates a pressure wand.
Renting a machine is how expensive mistakes happen here. We soft wash everything that's painted, wood or historic, we bring pressure only to the stone and concrete that can take it, and we work slowly enough not to make an expensive mistake on a property where mistakes are expensive.

Early brickwork uses lime mortar considerably softer than the brick. Pressure scours the joints out while the brick looks fine, and repointing costs many times what the wash did.

Dry-laid and mortared stone, bluestone terracing, granite steps. These take genuine pressure and clean up dramatically. The care goes into not blowing out the joint material.

We don't publish a price list, because anyone who does is either guessing or padding. What we will tell you is how the number is built: siding prices by wall area and number of stories, hard surfaces price by the square foot, and fleet work prices per unit. Condition adjusts all three. Heavy growth needs dwell time, not a higher hourly rate.
You get one fixed number in writing before anything starts, and it doesn't move once we're on site. Send photos and we can usually quote without a visit. If we think a job isn't worth doing, or that a cheaper approach would get you the same result, we'll say so.

Yes, and we schedule around turnovers rather than expecting you to schedule around us. Exteriors, entries, terraces, walkways and stone steps, timed to a changeover window or ahead of a season. For properties on a regular cycle we'll set the dates at the start of the year.
Yes, and it's some of the most satisfying work in this town. Dry-laid and mortared stone walls, bluestone terracing, granite steps and landings. Stone takes real pressure well; the skill is in cleaning it evenly without displacing joint material or driving water where it will freeze.
Yes. A good share of Woodstock property is seasonal, so most of our work here happens with nobody home. We need neither building access nor your water. If you use a caretaker or a property manager we'll deal with them directly and send you photos at the end.
