A Working Town With A Real Downtown

Randolph is one of the few towns this size in Vermont with a downtown that still functions as one. Merchants Row and Main Street are solid brick frontage, the hospital and the technical college between them employ a large share of the area, and beyond the village it turns to working farms fast.

That gives us three quite different jobs in the same town: commercial brick that needs care with the mortar, institutional buildings that need scheduling around, and farm properties where the biggest square footage on the place is a metal-clad barn nobody has ever washed.

What We See On Randolph Properties

  • Downtown brick and mortar joints

The Merchants Row and Main Street blocks are period brick with soft mortar. Full pressure scours the joints while leaving the brick looking fine, so the pressure comes right down.

  • Farm buildings and metal cladding

Barns, equipment sheds and metal-clad outbuildings on the hill farms. Metal panel is the cheapest square footage on any property and it cleans up dramatically.

  • Institutional exteriors

Hospital and college buildings, entries, walkways and canopies. These get scheduled around clinic hours and term dates rather than around our convenience.

  • River-bottom properties

Anything along the Second Branch holds damp longer and grows heavier algae on the shaded side. Those elevations usually need doing more often than the rest of the house.

Straight Answer On Price

What A Job In Randolph Actually Costs

We don't publish a price list, because anyone who does is either guessing or padding. What we will tell you is how the number is built: siding prices by wall area and number of stories, hard surfaces price by the square foot, and fleet work prices per unit. Condition adjusts all three. Heavy growth needs dwell time, not a higher hourly rate.

You get one fixed number in writing before anything starts, and it doesn't move once we're on site. Send photos and we can usually quote without a visit. If we think a job isn't worth doing, or that a cheaper approach would get you the same result, we'll say so.

Frequently Asked Questions

Pressure Washing In Randolph: Common Questions

  • Houses price by wall area and number of stories, hard surfaces by the square foot, farm buildings by the panel run. Condition adjusts all three. You get one fixed written number before anything starts, and it doesn't move once we're on site.

  • Regularly. On a Randolph property the barn is usually the largest exterior on the place and the cheapest per square foot to clean. We work around stock, equipment and whatever's parked inside rather than needing the building cleared out first.

  • Yes. The Merchants Row and Main Street blocks are period brick, and it's the mortar that gives way rather than the brick itself, so the pressure comes right down and the cleaner does the work. On a storefront we'll run a test patch on a side elevation so you can see the result before we touch the frontage.

  • Comfortably through Bethel, Braintree, Brookfield and Tunbridge. For a full yard of equipment or a commercial building we'll go further than we would for a single house. Call and describe the job rather than assuming.

  • Neither. Everything travels on the trailer, including our own water. Farm properties, wells, and sites with nothing hooked up yet all get the same job.
