Second Homes, Associations And A Lot Of Cedar
Quechee is dominated by property that's owned locally and occupied occasionally. A large planned community, condo clusters, timber-frame and cedar-sided homes on wooded lots, and a Route 4 frontage that sees tourist traffic to the gorge most of the year.
Almost all of it's built from materials that punish a pressure wand: cedar, exposed timber, stained board, and stone terracing with joints that won't survive being blasted. It's soft washing country, and the properties are valuable enough that getting it wrong is expensive.

Cedar and timber on wooded lots
Heavy canopy means very little direct sun on the building. Cedar and timber under those conditions grow mold across the whole elevation rather than just the shaded corner.
Association and condo exteriors
Multi-unit buildings decided on by a board. We quote whole buildings or clusters with a written scope, which prices far better per unit than owners booking one at a time.
Stone terraces, walls and entries
Substantial hardscape on a lot of these properties. Stone takes genuine pressure and cleans up dramatically, as long as the joint material is respected.
Route 4 frontage and gorge traffic
Commercial property on the main road takes constant road film and is seen by a large volume of passing visitors who have no other information about the business.

What A Job In Quechee Actually Costs
We don't publish a price list, because anyone who does is either guessing or padding. What we will tell you is how the number is built: siding prices by wall area and number of stories, hard surfaces price by the square foot, and fleet work prices per unit. Condition adjusts all three. Heavy growth needs dwell time, not a higher hourly rate.
You get one fixed number in writing before anything starts, and it doesn't move once we're on site. Send photos and we can usually quote without a visit. If we think a job isn't worth doing, or that a cheaper approach would get you the same result, we'll say so.
Pressure Washing In Quechee: Common Questions
Association work is quoted per building, with a written scope a board can actually vote on. Individual houses price on wall area and stories, and stone terracing is measured separately by the square foot. Nothing moves once the number is agreed.
Yes, and it's a large share of what we do here. We will walk a cluster, quote the whole scope in writing, and give a board something it can actually vote on. Doing a building at once rather than unit by unit is substantially cheaper per owner.
Yes. On association property we usually deal with the board or the management company rather than with individual owners, and nobody needs to be on site at all. Photos go over when the building is finished.
No. On the wooded lots here mold grows across a whole elevation rather than one shaded corner, which tempts people toward more pressure. Cedar doesn't survive that; the grain lifts and stays lifted. We use a stronger cleaner and more dwell time, and the stain underneath comes through untouched.
Yes, and a lot of it here is common-area work: entry steps, shared walkways, terracing between units. Stone takes real pressure. On association property we'll price the walkways and the buildings together so the board sees a single number.
