Route 2, The River, And Not Much Between
Middlesex is a narrow town squeezed between the Winooski River and the hills, with Route 2 and the interstate running the length of it. Almost every property here is either on that corridor and taking road film from it, or up a side road on a well with a long driveway and no municipal anything.
Both situations point the same direction: we bring our own water and our own power, so it makes no difference to us whether you're on the main road or three miles up a dirt one.

Route 2 and interstate road film
The corridor carries traffic all day and salt all winter. Properties within sight of it hold a gray film that people usually assume is the siding aging.
River-bottom damp
Properties along the Winooski sit in cold air that lingers into mid-morning. Shaded elevations here grow heavier algae than anything up on the hillside.
Well water and no hookups
Most of the town is on a well. We carry our own water, so a wash doesn't draw down your supply and doesn't depend on your pressure being any good.
Long driveways and hillside access
Plenty of Middlesex properties are a long way off the road. The rig tows behind a pickup and gets down most of them; if yours is genuinely impassable we say so at the quote.

What A Job In Middlesex Actually Costs
We don't publish a price list, because anyone who does is either guessing or padding. What we will tell you is how the number is built: siding prices by wall area and number of stories, hard surfaces price by the square foot, and fleet work prices per unit. Condition adjusts all three. Heavy growth needs dwell time, not a higher hourly rate.
You get one fixed number in writing before anything starts, and it doesn't move once we're on site. Send photos and we can usually quote without a visit. If we think a job isn't worth doing, or that a cheaper approach would get you the same result, we'll say so.
Pressure Washing In Middlesex: Common Questions
Siding prices by wall area and stories, hard surfaces by the square foot. Access doesn't change the price unless the property is genuinely unreachable, in which case we tell you when we quote rather than after. One fixed written number before we start.
No, because we don't use it. We carry our own water on the trailer. If you would rather we filled from an outside tap we can, but nothing about the job requires it.
Almost always. The setup tows behind a pickup rather than needing a truck-mounted rig, so it handles farm tracks and hillside driveways fine. Send a photo if you're unsure and we'll tell you before booking.
Usually exposure. A property in the river bottom or under canopy stays damp for hours longer than one up the hill catching morning sun, and algae only needs the moisture. Same house, same age, very different rate of growth.
Yes, both are well inside the range. We're on the Route 2 corridor most weeks in season, so anything within a few miles of it is easy to fit in.
